Skyfor's CEO, Kathleen Chiras shared tips in choosing a top listing agent that she learned from an Elizabeth, CO seller who used Skyfor's consumer education service last week. The property seller's experience was shared on Colorado's KHOW Real Estate Consumer Radio Show on February 16th, 8 AM hosted by Denver host, Barry Miller, and Colorado Springs co-host, Larry Stanley. Chiras shared an interesting tip she got from an Elizabeth CO seller, David Shickle, who contacted her last week. Shickle said that he could tell whether the agents are knowledgeable in a specific market and neighborhood just by the way they wrote up the MLS description of other properties in his area of town. This extra bit of research shows to this seller if the agent knows how to grasp the unique features of the home and the area, and be able to highlight and make them appealing to potential buyers. This situation shows that the agent's proximity to where the consumer is buying or selling is not the most important factor in the choice of an agent. Two of the more important factors to look for are marketing savvy, and the agent's knowledge and familiarity with the area. What consumers, especially sellers, need are top marketing experts who know how to effectively market their homes to the right people. They may not live in the neighborhood or even have an office within 50 miles. The right agent to hire is someone that knows how to market the house to the right people, in the right manner, at the right time. Their marketing should encompass attracting buyers both locally and from out of state. Chiras warns against hiring an agent simply because they live or work in the neighborhood.

“I think it’s an interesting human dynamic. There’s an assumption that local agents have got more local knowledge in either in the buyer or sell side if they live down the street. However, local agents more likely have "farmed" that neighborhood, by getting their name all over that neighborhood through local advertising mediums. Their #1 point is that they know the area because their office is down the street. Most consumers think that criteria will make a better agent, but that is a wrong assumption” Chiras added.

Other important factors that were mentioned in the tips list included 1) if the agent shows commitment, 2) how quickly the agent responds to consumer's inquiries, and 3) credentials and reviews. It is vital that the agent is committed and paying attention to the consumer's wants and needs. Not only will it make a good connection between the consumer and the agent, but will also make the client feel that they are being taken cared of.

Especially with the internet tools available today, consumers shouldn't hire an agent with poor response times. The agent may already be too busy with other buyers or sellers or simply have difficulty managing their time. The client will soon assume that he/she doesn't know the answer to their question. Lastly, the agent's reviews and experiences are also included in the checklist. This will give the consumer an idea about the agent's personality, work ethics, and skills. It also better if the agent has real estate designations like CRS (Certified Residential Specialist), ABR (Accredited Buyer’s Representative), and GRI (Graduate Realtor Institute) which indicate that the agent has taken special classes in a specific area of real estate sales.
