Florida’s housing market is finally showing signs of cooling. After years of record-breaking home prices and frenzied bidding wars, the latest data from Zillow suggests that the state’s average home value has dipped by nearly 4%, bringing the median price to around $386,500.

In slower markets, sellers may be more willing to negotiate, but that doesn’t guarantee every listing is fairly priced. Listing agents, after all, are hired to represent the seller’s interests and maximize the property’s sale price. Without someone advocating for the buyer, it’s easy to overlook comparable sales data, property condition issues, or local market trends that suggest a lower offer.
