How To Extend Roof Life In Colorado & Prevent Extreme Weather Damage

Jul 25, 2025

Regular roof inspections and minor repairs can double your roof’s lifespan and slash long-term costs—especially in Colorado’s extreme weather. Learn how expert care and simple self-checks can keep your roof strong for decades.

Did you know there's one really easy, simple, and effective way to drastically cut the long-term costs for your roofing?

All you have to do is keep it repaired, to nearly cut your costs in half.

While it may seem like you're spending more money, not less, by getting repairs and inspections for your roof, these low-cost repairs can more than double the lifespan of your roof, explain the experts at Centennial-based Apex Restoration & Roofing.

Think about it, it costs a little bit to get your roof inspected or repaired, but it costs a lot more to get it fully removed and replaced. The longer you can make it last, the more money you can save.

Extreme Weather, Not Extreme Costs

Instead of having your asphalt shingles slowly fall apart over just 15 years, a team of experts can find each piece that's even slightly damaged, and fix it up as good as new for a tiny, tiny fraction of the cost of replacing the whole roof.

That means that in 15 years, the worn shingles that would have developed into a leak and forced you to replace your entire roof, will still be going strong and keeping the water out.

How Inspections Work & When To Plan One

When extreme weather events happen, such as hail, tornadoes, blizzards, or extreme winds, it may be time to call an expert.

To prevent leaks from developing in the first place, have your roof inspected twice per year by a professional. However, if you get any really major storms or anything worries you, it's alright to book an extra inspection too.

The roofers will assess your entire roofing system, including seams, eavestrough, and drainage systems, so the smallest problems can be fixed early, while they are more affordable.

Just think about it, a single bent shingle could be the start of a leak that damages your roof, and could even force you to replace your entire roof. A repair for that is pretty affordable though, if you get it done before your house starts flooding.

The right experts can help residential shingles last up to 30 years, metal sheeting roofs up to 70 years, and for flat commercial roofs, they can provide up to 30 years for TPO or PVC.

Inspect Your Own Roof, For Free - Between Expert Visits

One of the easiest ways to keep your roof maintained, without any cost at all, is to keep an eye on it yourself. Of course, you'll still want to call in an expert now and then for a more comprehensive inspection and repairs - but in the meantime, we can do a little checking ourselves.

The first thing to remember, is that you can do all of this from the ground. There's no reason to risk falling, and get up on your roof.

Instead, look for these obvious signs of damage - and if you see them, consider calling an expert.

If you have asphalt shingles, the most obvious signs of damage are usually missing or bent shingles, or sometimes, a lack of granules on your shingles, if they're getting a little older.

For most other types of roofing, it can be harder to spot damage from the ground, especially commercial roofs - but you can still check your drainage systems, and ensure there's no water damage inside.

Perhaps the easiest way to check for problems, though it requires getting a little wet, is to go outside in the rain and see where the water is coming down. If it's all coming out of your downspouts like it should - that's a great sign.

Of course, these self-checks can miss a lot, so it's still important to have a professional check-up on a regular basis. In between those inspections though, there's no reason we can't watch for damage ourselves... safely from the ground.

After all, your roof is the first line of defense against the elements for your home, and your business. It only makes sense to keep it in peak condition.
